REIT Administration, LLC was established in 1998 to assist private REITs in servicing their accommodation shareholders. We handle essentially all of the tax compliance and administrative duties related to these shareholders. Our services include, but are not limited to:
- Obtaining W-9s from all shareholders
- Preparation of share certificates if so requested
- IRS reporting related to the timely preparation and filing of 1099s, according to IRS regulations
- Issuing semi-annual dividend checks to each preferred shareholder
- Tracking ownership changes as the transfer agent and coordinating with the REIT on the issuance of new shares
- Maintaining appropriate records to document compliance with the REIT 100 shareholder test
- Providing shareholders with summary tax information in a form suitable for inclusion in their income tax returns
- Demanding shareholder statements required by Treas. Reg. 1.857-8(d)(3) and (e) in the event ownership concentration exceeds the limits provided by the regulations promulgated under the Internal Revenue Code
- Retaining annual shareholder records required under Treas. Reg. Sec. 1.857-8(a) for the preferred shareholders
- Providing REIT with copies of Form 1099s
- Responding to shareholder inquiries regarding tax and administrative matters
- Responding to inquiries by the REIT regarding the matters discussed herein
